Mold Inspection & Assessment

Mold Testing & Lab Analysis
When appropriate, we perform targeted air, surface, and bulk sampling to measure mold spore concentrations and identify microbial presence. Samples are submitted to accredited third party laboratories for microscopic analysis and species identification, with indoor levels compared to outdoor controls. Results provide objective, defensible data to guide remediation decisions and support real estate or insurance documentation.

Report & Documentation
Following the inspection and any lab analysis, you receive a detailed written report prepared by a NORMI certified Mold Assessor that includes photos, moisture readings, thermal imaging findings, and lab results. We clearly explain what was found, what it means, and the recommended next steps, delivering professional documentation suitable for homeowners, buyers, and property managers.

Remediation Referrals & Verification
If remediation is needed, we provide referrals to trusted independent specialists while remaining a third party assessor to ensure unbiased evaluations. After remediation, we conduct post remediation verification through visual re inspection, moisture confirmation, and follow up testing when necessary. You receive written clearance documentation confirming that remediation objectives have been successfully achieved.

I’m Glenn J. Payne, a mold inspector proudly serving Southern California. I bring over 30 years of experience as a healthcare professional and 10 years of service in the United States Air Force as an aircraft mechanic to every inspection I perform.
My background has trained me to pay close attention to detail, prioritize safety, and approach every situation with integrity and professionalism. I understand how important clean indoor air and a safe environment are for families and businesses, and I take that responsibility seriously.
Outside of work, I’ve coached Little League baseball and youth basketball, and I enjoy exploring both fine dining and local hidden gems, attending jazz concerts, and maintaining my 180-gallon freshwater aquarium.
